1. Who we are
Propivo is a real estate investment analysis tool operated by RCA Realty Group - Property Management Division ("we," "us," or "our"), a licensed real estate brokerage headquartered in Pembroke Pines, Florida. References to "Propivo," "the Service," or "the tool" refer to the web-based deal analyzer accessible at propivo.ai.

2. Information we collect
Information you provide directly:
- Name and email address — collected when you subscribe or contact support
- Property addresses — entered when you run a deal analysis
- Phone number — optionally provided through the property management referral form
- Support messages — content you submit through our contact form
Information collected automatically:
- Usage count — how many property analyses you have run in the current month
- Date and time of last analysis
- Browser type and device information (standard web server logs)
Payment information: Payment processing is handled entirely by Stripe. We do not collect, store, or have access to your credit card or bank account details. Stripe's privacy policy applies to all payment data.
3. How we use your information
We use the information we collect to:
- Provide and operate the Propivo deal analyzer tool
- Track your monthly property lookup usage and enforce plan limits
- Send you your access link and welcome email after subscription
- Send subscription-related communications (billing confirmations, renewal reminders)
- Respond to support requests and contact form submissions
- Connect you with property management referrals if requested
- Notify you of material changes to these terms or our service
- Improve the Service based on usage patterns (aggregate data only)
We do not use your information for advertising, behavioral tracking, or any purpose not listed above.
4. How we store your data
Your subscriber information (name, email, usage count, and analyzed addresses) is stored in a private Google Sheet accessible only to authorized personnel of RCA Realty Group. This data is not publicly accessible and is protected by Google's enterprise security infrastructure.
We retain your data for as long as your subscription is active plus 12 months after cancellation for record-keeping purposes. After that period, your data is deleted from our systems.
Property addresses you analyze are stored only for usage tracking and notification purposes. We do not build or sell databases of analyzed properties.
5. Third-party services
Propivo uses the following third-party services to operate:
- Stripe — payment processing and subscription management. Stripe Privacy Policy
- Google Maps — address autocomplete and property map display. Google Privacy Policy
- GoHighLevel (GHL) — email automation, member portal, and CRM. Data processed in accordance with GHL's privacy policy.
- Hostinger — web hosting for propivo.ai
We do not sell, rent, share, or disclose your personal information to any third party for marketing or advertising purposes.
We may disclose your information if required by law, court order, or government authority, or to protect the rights and safety of Propivo, its operators, or the public.
6. Cookies and tracking
Propivo uses minimal cookies necessary for the operation of the Service, including session management and Stripe checkout functionality. We do not use advertising cookies, cross-site tracking cookies, or behavioral analytics cookies.
Google Maps may set cookies as part of the map functionality. You can manage cookie preferences through your browser settings.
7. Your rights
You have the right to:
- Access — request a copy of the personal data we hold about you
- Correction — request correction of inaccurate data
- Deletion — request deletion of your personal data. We will delete your data within 30 days of your request, subject to legal retention requirements
- Portability — request your data in a portable format
- Opt-out — unsubscribe from non-essential communications at any time

8. Children's privacy
Propivo is not directed to individuals under the age of 18. We do not knowingly collect personal information from children. If you believe a child has provided us with personal information, contact us immediately and we will delete it.
9. Florida privacy rights
Florida residents have additional rights under the Florida Digital Bill of Rights (FDBR) and other applicable Florida privacy statutes. As a Florida-based operator, we comply with all applicable Florida privacy laws. Florida residents may exercise the rights described in Section 7 by contacting us at [email protected].
10. Security
We implement reasonable technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. However, no method of transmission over the internet or electronic storage is 100% secure. We cannot guarantee absolute security of your data.
Subscriber access to the tool is protected by subscription verification and Hostinger password protection. We recommend you do not share your personal tool access link with others.
11. Changes to this policy
We may update this Privacy Policy from time to time. We will notify active subscribers of material changes via email at least 14 days before they take effect. The "last updated" date at the top of this page reflects the most recent revision. Continued use of the Service after changes take effect constitutes your acceptance of the revised policy.
